The U.S. real estate market is still a seller’s market, but in August, a gradual shift toward a more balanced market began to take shape. While inventory levels are still 40% below pre-pandemic numbers, there are signs that buyers are regaining bargaining power as local markets begin to rebalance. Yes, the housing market is evolving, and opportunities for buyers are beginning to emerge. This shift is evident in the 35.8% surge in the number of homes actively for sale compared to August of last year, marking ten straight months of growth and the highest inventory level since May 2020. This increase in inventory is creating a more competitive landscape, giving buyers plenty of choices while sellers adjust to meet the new demand.

Santa Barbara Market Remains Seller-Friendly, While Buyers Gain Ground

In Santa Barbara, as in many parts of California, the market is still tilted in favor of sellers, although buyers are finding more leverage. Nationally, median home prices have increased by an average 6.6% year-over-year. The increase is tempered somewhat by the fact that 25% of listings across the U.S. saw price cuts in June, a trend last seen in 2018. While prices remain high, some sellers are adjusting expectations as the market shifts. Buyers now have more room to negotiate and can capitalize on these changes as inventory levels rise.

The evolving landscape creates a more favorable environment for buyers and investors. Though Santa Barbara remains a competitive market, the increasing inventory and rising number of price cuts offer buyers a chance to regain bargaining power. Investors can also benefit from the shifting conditions, with opportunities to purchase properties at more competitive prices as the market gradually moves toward neutrality.
