September at a Glance
- Selection improved year over year, giving buyers more meaningful choices across price bands.
- Price growth cooled from earlier peaks; values held where listings matched today’s comps and condition.
- Time on market lengthened slightly in some segments, creating room for thoughtful negotiation without stalling momentum.
- Cash and large-down-payment buyers continued to set the tone, keeping desirable properties competitive.
What Changed This Month
- Buyers compared more before committing. Homes with clear value, strong visuals, and turnkey presentation rose to the top.
- Sellers leaned into data. Strategic pricing and pre-listing prep, such as repairs, landscaping, and staging, resulted in cleaner offers.
- Negotiation returned to the toolkit. Credits for minor items and flexible timelines helped bridge gaps on otherwise solid deals.
Opportunities Right Now
For Buyers
- Broaden your search one micro-neighborhood in each direction; the best fit may be one street over.
- Line up preapproval or proof of funds so you can act decisively when the right property appears.
- Watch for refreshed listings and measured price improvements. They’re often the best value.
For Sellers
- Price at today’s reality, not last spring’s wish. Let the market confirm early.
- Make your first impression count: light exterior refresh, repair list done, professional media in place.
- Be ready for reasonable concessions that keep a qualified buyer at the table.
Looking Ahead
Seasonal listing volume typically tapers as the holidays approach, but qualified buyers remain active. Sellers who meet the market on price and presentation can still capture year-end results. Buyers who stay organized and responsive will find genuine opportunities, especially among refreshed listings and value-aligned properties.
