  • Negotiation returned to the toolkit. Credits for minor items and flexible timelines helped bridge gaps on otherwise solid deals.

Seasonal listing volume typically tapers as the holidays approach, but qualified buyers remain active. Sellers who meet the market on price and presentation can still capture year-end results. Montecito

We saw 27 new listings last month, and 16 sellers adjusted pricing to meet current comps. The month closed with 15 sales and 22 pendings, reflecting steady demand for privacy, views, and proximity to trails and shoreline. There were 81 new listings, spanning cottages, stunning estates, Riviera outlooks, and downtown condos, and 49 price adjustments that helped align with buyer expectations. Inventory remained curated. In September, 4 new listings came to market, with 2 targeted price adjustments. The month finished with 1 sales and 1 pendings, consistent with buyer interest in acreage, equestrian amenities, and coastal access.
