Montecito recorded 27 new listings, 20 price adjustments, 13 properties going pending, and 18 closed sales in May.

Demand remained concentrated among buyers seeking their own oasis, architectural character, expansive grounds, and seamless indoor-outdoor living. Estates in premiere locations with thoughtfully designed amenities generate significant interest.

At any time of year, Montecito remains one of California's most desirable luxury markets. Buyers are closely monitor new inventory, while sellers with exceptional properties may benefit from heightened seasonal visibility.

During May, the City of Santa Barbara recorded 137 new listings, 58 price adjustments, 100 properties under contract, and 109 closed sales.

Activity remained healthy across a range of neighborhoods, with continued interest in the Riviera, Mesa, Upper East, San Roque, and downtown. Buyers place a premium on walkability, convenience, and access to the area's beaches, restaurants, and cultural attractions.

As inventory expands, buyers have more options, though attractive properties still draw attention when priced competitively.
