September brought 150 new listings, 90 price changes, 97 closed sales, and 107 pending sales across Santa Barbara, Montecito, Hope Ranch, and Carpinteria-Summerland.

Price changes were also significant, particularly in Santa Barbara and Montecito. For sellers, this reinforces the importance of understanding the competition and positioning a property appropriately from the start.

Here’s a closer look at September activity and what it may signal as we move through October.

Santa Barbara Leads September Activity

Santa Barbara recorded the highest level of activity in September, with 97 new listings, 47 price changes, 62 closed sales, and 64 pending sales.

The price changes are also worth noting. Buyers are active, but they are focused on value and carefully comparing available properties.

For sellers, pricing needs to reflect not only recent sales but also the homes competing for those buyers today.

Montecito Buyers Remain Active

Montecito added 35 new listings in September, along with 25 price changes, 22 closed sales, and 24 pending sales.

In a market as diverse as Montecito, broad averages can only tell part of the story. Location, architecture, acreage, views, condition, and amenities all influence how an individual property competes. Sellers should understand that those differences are especially important when buyers have new inventory to consider.

Carpinteria and Summerland Heads Into October With Pending Activity

Carpinteria and Summerland recorded 17 new listings, 18 price changes, 13 closed sales, and 17 pending sales in September. Price changes slightly outpaced new listings, making that one of the month's notable shifts in this coastal market.

With a small-town atmosphere, beautiful beaches and sweeping ocean and mountain views, Carpinteria and Summerland offer a relaxed coastal lifestyle just minutes from Santa Barbara. That distinctive combination continues to make these communities especially appealing to buyers seeking both natural beauty and a strong sense of place.

Hope Ranch Remains a Property-Specific Market

Hope Ranch had one new listing and no closed sales in September. There were two pending sales, and no price changes.

With so few transactions in any given month, Hope Ranch illustrates why monthly statistics require context. One or two sales can significantly affect market averages, making recent comparable properties and the characteristics of an individual home particularly important when determining value.

What September May Mean for October

The September numbers point to a market that is still shifting. Across the four areas, 107 properties went pending, compared with 97 that closed. That doesn't tell us what October will ultimately bring, but it does show that buyers were actively putting homes under contract as September ended.

The 90 price changes across the four markets tell another part of the story. For sellers, the lesson isn't simply to lower the price. It's to understand where a property fits in the current market and set a price that makes sense for its location, condition, amenities and competition.

For buyers, fall can bring a mix of new listings and properties that have been on the market since summer. That can create opportunities to compare homes carefully and, depending on the property and seller, potentially negotiate terms.
