In the Heat of Summer, the Market Finds a Cooler Balance

The Santa Barbara housing market in June 2025 reflected a cautiously optimistic shift toward balance, following several years of intense seller advantage. Home prices posted modest gains, inventory continued to increase, and properties remained on the market for more extended periods, creating new opportunities for both luxury buyers and strategic sellers.

Inventory Continues to Grow, But at a Slower Rate


New listings increased by 3.8% compared to this time last year, providing a continued boost in options for buyers. Active inventory experienced a notable increase, too, rising 27% year over year. More than one million homes were available on the market nationwide, the highest number since December 2019.

Homes Taking Longer to Sell


The typical home is now spending 54 days on the market, five days longer than this time last year, marking a shift from the frenzied pace of spring 2022, when homes sold in just 28 days. While not alarming, this increase signals a more deliberate buying environment.

Prices Holding Steady, But Growth Is Slowing


The median list price rose 0.2% year over year, though it remains down slightly (0.3%) year to date. Notably, more than one in five sellers have reduced their asking price, suggesting a growing sensitivity to market conditions and the importance of strategic pricing.

Montecito

The luxury real estate market in this upscale hamlet stayed active and optimistic throughout June. The coastal gem added 30 new listings, offering fresh opportunities for discerning buyers, while 30 price adjustments created renewed interest in well-priced properties. With 12 closed sales and 16 homes pending, the market remains healthy. Montecito continues to attract those seeking a refined lifestyle, and the steady activity reflects strong, ongoing demand in this premier community.

In June of 2025, Santa Barbara’s real estate market demonstrated encouraging activity and resilience. A healthy 133 new listings came to market, offering fresh opportunities for buyers. Sellers responded strategically, with 73 adjusting pricing to meet demand. An impressive 99 homes successfully closed escrow, and 104 properties entered contract; clear signs of sustained buyer interest. Even with more time on the market, these figures highlight growing confidence and continued momentum across the region.

This exclusive equestrian enclave welcomed a handful of carefully curated opportunities in June of 2025, with five new listings enhancing its already prestigious inventory.
