In January, the market showed promising trends, with rising inventory offering buyers more opportunities while home prices remained competitive, a trend which continued in February. More Homes on the Market

Nationally, the number of homes actively for sale grew by 27.5% compared to last year, marking the 16th straight month of inventory growth. More choices mean buyers have greater negotiating power, while sellers benefit from increased interest as we head into the busy spring market.

Pricing Trends: A Shift in the Market?

Across the country, the median list price dipped slightly by 0.8% compared to last year, but this doesn’t necessarily mean home values are dropping. We’re seeing smaller homes hit the market, and the median price reflects a shift in available inventory. When measuring price per square foot, values increased by 1.2%, signaling steady appreciation.

In today’s evolving real estate landscape, sellers are making smart adjustments to align with market conditions, ensuring their properties attract serious buyers. Nationally, homes are spending an average of 66 days on the market—just slightly longer than last year—while a growing number of sellers are proactively fine-tuning their pricing strategies.
